When buying an apartment in Egypt you will hear terms like semi-finished, fully finished, super lux, ultra super lux and turnkey. This guide explains what each level means, what it usually includes, and how to pick the right one for your budget and use.
Bare brick (core and shell)
Walls and masonry only. You can design everything from scratch but need to carry out every finishing item. Read our apartment finishing steps in the right order.
Semi-finished
The most common delivery level in compounds. It usually includes plastering and electrical and plumbing rough-in, and sometimes facades and external windows. Flooring, paint, carpentry and sanitary ware are on you. Check the specification annex in the contract, as every developer defines it differently.
Fully finished (lux / super lux)
Ready to move in: flooring, paint, doors, bathrooms and a basic kitchen. Grades differ in materials and workmanship.
Ultra super lux
Higher-grade materials (large-format porcelain or marble, imported sanitary ware), gypsum board ceilings with hidden lighting, and custom carpentry and details.
Turnkey
Not a materials grade but a delivery method: one company takes the unit and delivers the design and every item to handover under one contract and schedule, at whatever materials level you choose.
How to choose
- Primary home: invest in what is hard to change later: rough-in, waterproofing and flooring.
- Rental: durable, easy-to-maintain materials matter more than luxury.
- Holiday home: materials that resist humidity and salt, and a simple, easy-clean design.

FAQ
What does semi-finished mean in Egypt?
The unit is usually delivered with plastering and electrical and plumbing rough-in, but without flooring, paint, doors or sanitary ware. What is included differs between developers, so check the written specification in the contract.
What is the difference between super lux and ultra super lux?
Both are full finishing, but ultra super lux uses higher-grade materials (such as porcelain or marble instead of standard ceramic), gypsum ceilings with hidden lighting, and higher-end carpentry and bathrooms. There is no official standard, so the written materials list is what counts.
What is turnkey finishing?
The company takes the unit bare or semi-finished and delivers every item, from design until it is ready to move in, under one management and one contract.
How do I know the finishing cost of my apartment?
It depends on area, finishing level, materials and scope. Book a free site visit with Bright Interiors and you will get an itemised quotation.
